Canadian mortgage lenders

Every lender shows three different numbers, and the one they lead with is the least useful. The posted rate is a public sticker almost nobody pays. The advertised special is lower, but it's still a starting point. What an engaged shopper actually signs, usually through a broker, sits lower again. Each lender page below tracks all three.

How to read a lender's rates

The figure above is how far each lender's best advertised 5-year fixed special sits below the Bank of Canada posted rate. A bigger cut isn't automatically a better deal: two lenders can advertise the same special and still differ on the prepayment penalty, which for the big banks is often calculated from the posted rate and can be several times a monoline's.

All three of these sit above what people with your profile actually sign, which is the figure that decides your cost. Each lender page shows how far below posted its borrowers landed, and the rate check puts your own offer next to them.

Special rates checked directly from each lender. Measured against the posted rate; a blank means the lender publishes only a sticker, no advertised special, for this product.
